Working across all sectors, our surveyors specialise in building surveys, party walls, dilapidations and the design and specification of smaller projects and maintenance works. Building surveys
Commercial and Residential
KSA provide advice and assistance in the acquisition of freehold or leasehold property interests whether it be residential or commercial property including industrial, offices, retail and leisure. KSA aims to provide practical advice so that you can make informed decisions about your acquisition. As well as reporting on the condition of the property concerned KSA are also able to provide budget estimates for any repairs that may be required, advise on potential building alterations/refurbishment or extension or advise on possible development potential.
In addition we provide Access Audit surveys, Defects surveys and Health and Safety Audits
Dilapidations
KSA provide dilapidations advice to landlords and tenants. A summary of the dilapidations and associated services include:

Party Wall and Neighbourly Matters
We act for Building Owners and Adjoining owners in respect of Party Wall matters under the Party Wall etc Act 1996.

We prepare schedules of condition for attachment to leases, in order to limit repairing liabilities and in connection with Party Wall works. These schedules are descriptive and or photographic
Feasibility Studies
We develop your requirements into a briefing document, and with initial conceptual ideas prepare a feasibility report on outline budget costs for the proposed works, programme, statutory approvals and constraints to establish how best to progress with the proposals.
Planned Maintenance Programmes
KSA provides comprehensive planned maintenance reports to enable building owners/tenants to plan for repairs and maintenance to their buildings, including budgeting for the required works. Planned maintenance advice is an integral asset management requirement and is a necessity if you wish to retain an element of control over the timing, potential disruption and cost to repair and maintain your property asset.
Once a comprehensive report is in place we can arrange for the implementation of the works required including preparing specifications, obtaining competitive tenders and administering the contract works.
Expert Witness Reports
We regularly act as Expert witness on a variety of disputes including construction issues, dilapidations matters and neighbourly matters. Our reports follow the required Civil Procedure Rules
Reinstatement Cost Assessments
We prepare reinstatement cost assessments for insurance purposes across the full property sector. This service can include inspection, on site measurements and review of available drawings in order to prepare a day one valuation report.
Architecture
We offer a full range of architectural services, from concept and design for planning applications, through to Building Regulation and construction drawings with the capability of combining our building consultancy and project management services to include a full contract administration role. Our project scope ranges from small extensions/alterations and refurbishment projects through to new build projects. We also provide lease plans, space planning and measured surveys.
Our architectural team are fully conversant with CAD, Revit, Sketch up, and 3D visualisations and walkthroughs of proposed developments / buildings in advance of construction.
